What's Inspected During A Home Inspection

As you may know, home inspections are performed by licensed Inspectors and regulated by the Florida Department of Business and Professional Regulation, who provide licensing and establish guidelines for conducting home inspections. The FL DBPR describes “Home Inspection Services” as a limited visual examination of the following readily accessible installed systems and components of a home: the structure, electrical system, HVAC system, roof covering, plumbing system, interior components, exterior components, and site conditions that affect the structure, for the purposes of providing a written professional opinion of the condition of the home.

 

Mac’s Property Inspections will perform a limited visual examination of the home as specified in these guidelines and the current Standards of Practice of the Florida Association of Building Inspectors. Standards are available at www.fabi.org

Mac’s Property Inspections will provide to you a custom computerized report including digital photos, which identifies defects and deficiencies that are identified by the inspector on the day of inspection. The inspection is not technically exhaustive, and will not identify concealed conditions or latent defects, and cannot reveal every problem that exists or ensure the home is free of defects. The Inspection and report are not a guarantee, warranty, or determination of future conditions. Items, components, and systems can fail any time after an inspection is performed. We strongly recommend you consider purchasing a one year home warranty.

 

We are like a general practitioner; we give the home a physical examination, looking for symptoms of problems. If we see an indication of a problem, we recommend that you have it checked further by a specialist. A specialist can determine the specific problems involved and make corrections as necessary. This would be similar to your doctor suggesting you see a specialist if he discovered a problem during a physical examination.
