Home Inspections

Home Energy Report

To conduct a Home Energy Inspection, I will collect data and use an advanced energy calculator developed by InterNACHI to:
• estimate the home’s yearly energy
usage;
• pinpoint potential energy
inefficiencies;
• develop recommendations for
energy improvements; and
• determine your potential energy
savings.

4 point inspections

Many insurance companies require a 4-Point
Inspection for homeowners insurance and renewals for an existing policy on an older home. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.

 

Wind Mitigation

Wind mitigation is a strategy designed to limit the amount of wind damage inflicted on a structure. Many insurance companies offer incentives to homeowners, such as premium discounts and rebates, for implementing specific enhancements to protect their homes. And if you’ve already made certain improvements, a Wind Mitigation inspection can provide the verification you need to receive credits and discounts on your homeowners
insurance.


 

Pool and Spa Inspections

Pools and spas require proper maintenance and
regular inspection so that you can enjoy them for years to come. Your pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let me inspect it for all the other items that will ensure its proper condition and safety. I follow a comprehensive checklist and inspect for the following: water level; leaks; valves; main drains, grates and inlets; blockages, debris, staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, and lighting; and more.

Balcony Inspection

In Florida, balcony inspections are mandatory for certain types of buildings, including residential and commercial buildings that are three stories or higher, and have balconies that are accessible from the interior of the building. These inspections are required by law every three years, and must be conducted by a certified and licensed professional. Balcony inspections give the owner and property manager peace of mind when renting out these properties.
